Flooring options

We have polished wood floors in our kitchen and bathroom. Unfortunately, they're not in great condition. There are areas that are very worm-eaten, an area that got patched because it was rotten, and a section at the side where the wood is a different width to the rest of the floor. In other words, it looks bad, and it's not something another sand and polish will fix.

We're now thinking about preparing our house for sale and would like to make it look a bit more slick. We're wondering what options we have for improving things. The tricky bit is that as the kitchen and bathroom fittings are already in place we don't want to be taking these out to replace the floor.

Is anyone able to tell us what our options might be? TIA

A new coat of varnish, lino, or new floorboards are your basic options, but its going to boil down to how much you're willing to spend for the return.

Replace any rotten or worm eaten parts if any and put a new vinyl floor over, professionally installed,
have a look at the selection!

With new floorboards though, presumably that would be difficult without taking the kitchen out? Since the kitchen's on top of the current floorboards?
New varnish won't really improve matters: the existing varnish is in good condition, it's just that what's varnished isn't.
Presumably lino needs some sort of underlay? Just thinking about clearance on a couple of cupboard doors.

#4- easy to shorten doors if needed for underlay.

Yeah, I took another look at all the doors and I think they're pretty adjustable. Except maybe the dishwasher.
