BUILDER AND KITCHEN QUOTE

andi.surf, Nov 17, 5:19pm
hi, we had a new kitchen put in and used a builder who quoted price which included plumber, electrican, and jib stopper. He came to our home before he pulled kitchen out and had plans drawn up by kitchen place for plumber etc. Kitchen is in now and we got stung with extra $3000 as needed new fuse box installed which we agreed to as had no choice realy. Now bill has arrived hes wanting extra for plumber for plumbing in for fridge , and insinkerator and rangehood. Help. Not happy at all but where do we stand. I havent paid anything yet

What plumbing do a fridge and range hood need! This sounds a bit odd.

Fridge with ice maker and cold water supply

Bit late now and foolish of you and the builder not to have every detail written down so both parties know what is being paid for. This is where most problems begin on a building job, lack of clear plans/specification and terms of contract.

Did you really need a whole new switchboard!

Were a plumbed in fridge and insinkerator included in the original plans!

If it was in the original quote, dont pay.
If it wasnt, pay the original price and argue about the rest.

How much was changed between the quote and the work being done!
if you changed to an icemaker type fridge afterwards for example, why should the builder carry the cost!

Range hoods seem to occupy a no-man's land on building sites. They're the bastard stepchildren of the new kitchen. The builder passes it to the plumber, who passes it to the electrician, who passes it to the builder, who passes it to the plumber.

I have no idea why.

Aside from that, I agree with budgel and hanmer.

It is because the normal practice is that whoever supplies an item fits it but now the home owner turns up with it and expects it to be installed and it is usually a prick of a job and on a finished wall so no extra money and all the risk of having to pay for a fix up job.

Same goes for dishwashers, only if something goes wrong it usually costs a lot more.

I'm picking the fridge plumbing is an extra to the quote, hence the extra on the invoice,if so you have to pay it as its an extra.sounds like you probably got tucked on the new switchboard though, unless the wiring was hazardous.

Nah, happens on new builds often enough. No real logic behind it. Yes, getting ducting out to a soffit or similar can be a prick, even on a new build if whoever drew the plans forgot about it. Regardless, if it's consented work, a range hood should have been included as it is now required in kitchens. The builder should know this if he's worth his salt.

Think OP needs to come back and tell us what the original quote was written up to cover. If it wasnt in the original documented quote builder should have explained that there would be extra costs for these items if for no other reason than to avoid this type of issue. Experienced buildersKNOW that communicating such issues is the key to avoiding these invoice hassles

Mandatoraryto upgradedis board if doingmajor radditions / alterationsBut he should have known that& plumbing forfridge, d washer if in origonal plans. Thats how many get jobs , low quote then load up the extrasas " not specified inquote "could pay thequoted price then take rest todisputes tribunal& trades may get a shock to find theycantget away with it .
