Either fix it yourself or get a plumber in quickly, my powers bills went from $100 to $290 a month from having a slow drip like this.

We got our pipe made taller.

Your cylinder could burst!

yorkie13, Feb 23, 3:29pm
i adjusted the temperature setting.

Doesn't have a valve as in picture , more a tap with a nut , would this be same!

trade4us2, Feb 24, 10:27am
That doesn't sound like the valve. Maybe the valve is under the house.

Or maybe there isn't a valve but the system uses a header tank in the roof, in which case it may be that the thermostat is faulty or needs adjustment (hot water coming out of the pipe on the roof and probably accompanied by a gurgling sound in the cylinder), or the ball-cock valve in the header tank needs attention (cold water coming out an overflow probably under the eaves somewhere).

If it an older tankmm12345 is right check your thermostat first, you can purchase new ones from plunbing world etc and install yourself quite easily.
maybe turn the thermostat down a little first see if that helps.

The Ajax/NEFA/Apex valve is probably due for a new washer and/or diapraghm replacement if it's 35 years old - the rubber/neoprene will be perished.

tmenz, Feb 24, 1:04pm
Make that diaphragm - ASM!

toysky, Feb 24, 2:57pm
yes it has a header tanker / the water is dripping out a pipe under eves not roof sorry

pauldw, Feb 24, 3:33pm
You will need a new ballcock washer.

trade4us2, Feb 24, 5:14pm
You said the water dripping out was hot. If it's from the header tank it will be cold.

Don't be personal - and stop calling me 'Washer'.

liggy2, Mar 21, 7:01pm
No it wont it runs through the cylinder. The ballcock in the header tank is not shutting off properly. Replace the washer on it and you will solve the problem.
