Major Bathroom/rotting floor/ceiling repairs

sprocketmonster, Jan 5, 4:07pm
Help please! Our hot water cylinder has been leaking for years and now we have rotten floor under the hot water cupboard, bathroom, laundry and pantry. It appears it has been leaking from a pipe going into the roof and the roof will need major repairs also. We want to get this all fixed and move, so will be completely re-doing our bathroom at the same time. We are not DIY inclined at all, so need professional help with all of it. Where do we start! Plummer first! Builder! We'll need electrician at some point. What about getting a company to come and handle the whole project for us! If we got some sort of project management company involved, how much extra do they add to the cost! We really are at a loss of where to start.

TIA

Get a couple of local builders to quote the jobs;
good builders will have their regular plumber/electrician.look in your local papers or ask at you nearest timber/material supply place for names of regular builders.

Thanks zak410. Do you not like the idea of just getting one company to come in and do it for us!

I can definitely recommend LnB Construction. Bruce (central Akld) and Layne (North Shore) are excellent builders/carpenters (both licenced) and have done two major jobs at our house in the last few months, including a bathroom renovation, re-roofing, replacing aluminium joinery and a partial re-clad. We were also impressed with the electrician, plumber, painter, and plasterer that they work with, and Bruce is an excellent project manager. He can either co-ordinate all the work that needs to be done, or can work with the electrician/plumber/etc of your choice.

A registered builder will do all that's required, and have contact with other trades.
no need for an extra middle man!
get one recommended by your local timber supply.they know who's reliable.

I would recommend to get a builder out to assess the job and give you a time frame to work with. then organise the subtrades like tiler, plumber, sparky etc. Get a quote or estimate from them. Really pays to have everything you want in the bathroom sorted like fixtures and tapware so the tradies arent unsure of what is going in as this takes more time. You can get someone in to organise all this but they usually cast a bit more. There is no harm in getting quotes though.
