Roofers - what roofing options are there for high

sulphur area apart from concrete tiles (preferred option at this stage) and Colour Steel? Or are those two options really the best for longevity in an area where metal rusts quickly due sulphur? Cheers

Asphalt shingles , metal tiles , clay tiles , aluminium longrun, membrane

What part of Vegas are you in? Different warranties apply to different areas. Are you building new?

Hi golfdiver, thanks for your reply. In one of the higher sulphuric areas of Rotorua but slightly rural. Lots of geothermal activity near us. We are in an old house so not new. Current house has concrete tiles but they’ve past their use by date. We are looking at moving within the next few years but roof needs replacing first. Comparing prices and materials at the moment. Coloursteel and concrete tiles quotes came out identical which doesn’t make the choice any easier hence wondering what alternative options might be vialble. I knew about metal and clay tiles but they are more expensive. Never heard of aluminium long run or membrane.

membrane . butynol. how about having the tiles painted? may be cheaper than replacing

No way that concrete tiles should cost as much as longrun for a reroof. Generally I like to see similar weighted roofs go back on. Taking concrete off and going lightweight can have some unexpected consequences.

For example?

The rafters use the weight of the tiles to hold them down sometimes. Putting a lightweight roof on without extra fixings can effect the building integrity. Camber can reappear in the trusses causing canning marks in the sheets.

Thanks golfdiver. We also were a tad surprised that the coloursteel quote was the same as that for concrete tiles having been led to believe concrete tiles were a much more expensive option. We definitely prefer the concrete tiles but it bites a bit to pay for a new roof we will only get a couple of years out of as we are preparing to move overseas. Just wondered if there was a cheaper option that isn’t too inferior for a potential buyer. May have to suck up the cost and the 50 years of roof new consequent owners will have as a result!

They will only negotiate that and more off the sale price if you don’t. I always reckon you get the best money if you give them nothing to complain about and lots to love
