i really dislike a lot of new designs. flat roofs, no overhangs etc. very reliant on the products doing the job perfectly and getting proper maintenance.
of course history has shown neither of those things happen long term.

there is a lot to be said for good basic designs that do not require the use sealants etc.

sealants still hold their place in construction they are a backstop for extreme wind blown water and caprilliary action.

as a backstop or last resort, yes its useful.
but it should never be something thats critical.
sealants should never replace mechanical design. so the design should allow for water blowing in.

one of the big issues with leaky homes is thinking that sealants made it water proof therefore didn't have to do anything for water getting past it.

One thing that has become evident over the last decade is that venting is essential. These days we simply wrap the underlay over the top purlin and fix it there leaving around 150mm either side of the apex to breathe. Underlay isn’t a second line of defence like many people think, but a moisture absorption barrier. The more air movement, the less condensation. All the mono pitch roofs we do these days, have vented head barges.
