Flashings garage/sleepout

The previous owner of my property modified the building with new windows and ranchslider. Unfortunately they have left big non weathertight gaps between the new and existing building modifications.
I need to sort new flashings to watertight the building and understand I get them made to my specs.
has anyone got experience with this, cost, what is involved, DIY or not, anything at all which may help me decide how to tackle this issue. TIA

Hi, unfortunitely this is not something that anyone over the Internet can give an accurate cost of. Best bet is to call your local roofer / flashing specialist & ask them to come over and take a look and give their estimate of what's involved.Hope this helps

Heaps of good spec photo's & measurements MIGHT . be enough to give specific advise correctly on how to do it .

not diy if getting it looked at by council need to be done by licensed building practitioner

Don't get the council involved ! just measure up the flashings and fit them .Job done (or get a builder to do it if you're not confident doing it yourself.)

Why would council need to be involved. The major alterations are done, what is left, surely, is just finishing.

I've rung roofers and left message but 24 hours and still no reply. Used them before and were great but they are not very prompt it would seem. Will try again and thanks for help.

Thanks but these flashings go beside the doors/windows not above. Still same thing applies! Will check out readymade ones this weekend.

no, different waterproofing on the sides of windows and RS, definitely no metal flashings,
pictures would be handy.
how wide the gaps !

I'm assuming the big gaps you refer to are between flange of window and most likely a weatherboard! In which case you are after scribers (sp!) they fill the gap and prevent water getting in building there should also be a sill flashing in some instals as well

Was there a building consent issued for the work, if so the Council will know about the work and you wil need to get that consent issued with a Code of Compliance.I presume that the COC can be issued to the new owner as long as the Consent has not expired.

Often however such work is done wihout obtaining a consent and it then becomes a big can of worms.

Can you post a pic of the gaps then we might be able to give better advice.Without seeing what you have there it may mean that you will have to remove the windows etc to fit suitable flashings/packers/something behind the window frame lips.
