Hot water cylinder over running onto roof

Question 1.
Was it working fine before and suddenly started overflowing?
Answer.Yes Replace thermostat.
Answer No
Question.2.Did you turn up thermostat to get more hot water.
Answer yes.Extend overflow pipe about 2ft.
Answer No. Lying little shit. Extend overflow pipe 2ft.

Any ideas? Landlord replaced valve and still it continued. Tried turning cylinder pressure down bit by bit, no luck, no water pressure and still running onto roof, even turning of tap that supplies the cylinder doesn't stop it over running. what now?

Sounds thermostat stuck on, as in not turning off and on to keep temp at 55°C.

Try turning off at cylinder. does meter spin round fast if not a digital

The problem is the ajax valve and you need your landlord to get a plumber in to fix it-you are losing all your hot water on to the roof.

If you've turned off the tap which supplies the cold water to the bottom of the cylinder through the Ajax/Apex/Nefa valve and it's still overflowing then it may be backfeeding cold water into the hot water piping via a faulty mixer somewhere - shower, kitchen sink or basin faucet!

Is there a header tank in the roof associated with the system?

The diaphragm or inlet washer in the Ajax valve is probably perished or faulty. They are very cheap - diaphragm is about $15. The Ajax valve needs removing and taking apart. The water has to be turned off while doing that!

OP mentioned in post #1 that the landlord had replaced the valve - the assumption would be that it was the Ajax/Nefa/Apex valve that was replaced, so it should be OK - unless disturbed scale and grit has fouled the washer.
But OP has said that it overflows even when the tank inlet tap is turned off - puzzling.

The OP doesn't say when the Ajax valve was replaced.
The screw through the diaphragm can be fitted the wrong way around so that water goes through the thread and rusts the spring. Then the water comes out continuously.
This is probably not the problem but does show a defect in the design of Ajax valves. The screw through the diaphragm needs a better seal no matter which way the screw is fitted.
