Carpenter advice please installing a ranch slider

Looking at buying a 1970s house that has had a ranch slider installed
The inside wall paper lining above the installed door on both sides has moved . Not enough to tear the paper would that be because of not the correct size support above the door or just with the installation. The door slides good

If you are buying a house, it is well worth paying for a building inspection given the amount of money involved.
A rule of thumb check is, how long has the ranchslider been there? If it looks like it has been there for a long time, then any issue is relatively minor if the said wallpaper is of a similar age.
Installing a ranchslider that is wider than any existing window/door that has been removed requires consent from the both the weathertightness and structural point of view. If that doesnt show up on council records, you have a negotiating point.

If the paper is damaged directly above the edge of the door, its cracked because thats where they used to join the sheets of gib back in the 70's/80's and the plaster would often crack there.
Nowadays we join it no closer than 200mm from the edge of the door.

Building reports are as "hit and miss" as looking at the place yourself.My son and daughter both bought places where the building reports weren't worth the paper they were printed on.1 missed so many faults, it wasn't funny and the other said it was leaking like a sieve. But to get a loan from a bank, you need to get 1.

The dry weather in Auckland over the summer caused a lot of cracking this last year and it may get worse with our shortage of rainfall so it'll depend on whether it's timber piles or concrete floor.

If the doors slides ok no real issue Houses move minor cracking above windows and doors very comon .Easy fix with tape and plaster

Why did they buy those houses then? You have recompense under C.G.A. for poor service.

One of the major house check companies very easily covers itself by a statement in the contract for the inspection .

A building inspection cannot determine what Lintel / support is above ranchslider . Will have clause (visual only inspection )
