Leaky garage wall

Hi Guys, got a bit of a question about a leaky garage. Basically it??

Given that you've said there is sufficient surface water drainage behind the wall, I think perhaps the wall needs another coat of clear waterproofing put on.

I'd call Firth if I were you & ask what products they would recommend. Please make sure you mention it is a freestanding wall & not a retaining wall, or they will recommend a Mulseal type product (black tar emulsion) which is NOT what you want for this situation.

Unfortunately I can't remember any brand names of clear sealers right now and I'm not at work where that info is. A google search may help

Hope this helps.

Get some mortor and fill any holes or cracks you can see,and then coat it with 3 coats of mulseal. The first coat is thined 50/50 with water and the next two go straight on without thinning. You can paint it on with a strong brush and when it's dry with any paint you like over the top. But you must seal up any holes etc first otherwise you are defeating the purpose.

You didn't recommend mulseal, that's what i would recommend and paint over it with a top coat.

Newtec1 Mulseal is for retaining walls in constant contact with dirt, clear waterproofing is what is applied to freestanding walls (the case here).

Think of the last two storey house you saw with a block bottom level, were all the walls painted with Mulseal? Mulseal is not intended to be exposed to UV light, clear waterproofing is.

OP at work now and found this page from Cemix:

refer to "Concrete Block Sealing to make it water repellent: use Brick & Block Sealer"

hope this helps!

Yes you a remix product. I have had the same problem and had to get wall waterblasted cracks sealed then a product that was a powder mix with water and apply two coats as per instructions. It drys pretty much clear and you can paint if you wish.

Ardex put out a 2 part product, any good tile shop will put you on to it,I used it on a garage floor last yr as it was taking in ground water,it worked a treat, tiled over it & after 12 months has stopped moisture coming thru,if you have access to the outside wall maybe dig down a bit below ground level & install a socked ag pipe to take away the excess ground water
