Gap filler - builder's advice please?

26copper, May 6, 5:46pm
I have a small gap 3-5mm that lets the rain through between my newly built carport and my house, which is made of Rockcote EPS. (The carport would have needed a permit had it have been attached to my house apparently.)

What product - that will look tidy (but it will hardly be seen anyway unless one looks up) can I used to fill the gap please?

Or other suggestions?

Thank you

Do it properly get a metal flashing made to suit the join .

^^ This^^. Because the carport is not connected to the house, the carport WILL move slightly in the wind. Any movement will break the adhesion of any sealant you use. If you cannot flash them together for some reason, Sika MS paintable is as good as any but it WILL fail.

Thank you for this info. I have to wonder why the builder who did the job didn’t suggest a flashing, he did remark on how the gap wasn’t really an issue, which it isn’t but I would still like it filled as it drips on my car. Cheers

He would say that, but he should fix it as you expect the carport to be water-proof.

Flashing getting done.

Thanks for the advice everyone.

If the carport is <30m2 then it doesn't need a permit and being attached to your building (or not) sounds like a story from the LBP that built it to save himself some work.

As martin11 has said, get it flashed properly - how about the flashing being fixed to the wall and overhanging but not fixed to the carport. That will allow it to float about and not bust anything.

Well I would say if u flash it then that means it's attached, that's why he didn't do it, and the rules for no permit state this. But hey myself if it annoys you then flash or seal. You guys need to listen to 1zb on Sunday mornings for proper info on regs or search online.

Not so. You DO NOT need a permit to attach a 30m2 carport. It's a red herring.

Above, I would like to think you are correct as that is exactly what I have done, and I don't care about council/building regs, but I think not, but hey each to their own. Go forth.

Assuming that the builder is correct then a floating flashing will solve the problem. It can't make contact with the carport though

Up until 2016 a permit free carport had to be attached. The rule was changed to allow free standing but free standing isn't required.
