Conservatory/ sunroom repairs

Conservatory floor was sagging slightly in the front corner so thought I had better get on to it.
Pulled up the carpet & gave the dip a tap with a claw hammer

Out the back of our property, I knew I had some spare treated timber, so got on to cleaning up the resulting hole & filling it back up.

Was interesting working out how to lift the conservatory framing to get the timber under it but as you can see,. it's done.

Replacement carpet all installed & wife busy filling the area up again.

Have you fixed what caused the floor to go rotten ?

hammer23, Nov 28, 1:57pm
hell I hope you never charged for doing a job like that.

mrfxit, Nov 29, 10:35am
LOL, the wife paid me with Coca Cola.
The timber will last about 5 times longer then the pro job done with chip board & thats only lasted about 15 years

Can't fix that issue easily as far as design goes but most of the condensation appears to have happen with the previous owners.
We fitted an HRV system just after we brought the place so that took care of about 90% of the dampness.

IF I had a Conservatory/ sunroom like that basic design built myself, it wouldn't be sitting on chipboard for a start.

Just to add,
Theres replacement carpet on top again now & at some stage the whole floor will need replacing.
Thats probably going to run it to $2k or $3k because the whole Conservatory/ sunroom will have to be dismantled just to replace the floor panels.
Everythings ok & dry underneath

classic condensation running down the glass with no condensation channels on the ali to catch it.

Looks very, very much like my old conservatory in previously owned property, had it professionally replaced but within 3 or 4 years it had all swollen again. Guess you gotta do the hard yards and full replacement eventually.

You can buy condensation channel to fix to the ali to take the water drips outside

In reality, the worst possible mistake was to use ANY sort of particle board for flooring.
When it all gets done properly (eventually), it will have ground treated timber edging all the way around for the framing to sit on & of course proper drip channeling built.to suit those windows.

I wonder how many mdf revels I installed over quite a few years are still in place what were the powers at be thinking when they approved that :)

Thinking the same thing when certing (now) leaking buildings

"The modern sealants are vastly superior these days & will last for many years without any issues."

Make sure that the under floor has ventilation
This is a MUST

mrfxit, Dec 23, 5:30am
Is 1 meter high with vents in the outer walls & the rest of the under house floor area enough :-)

LOL, hadn't really thought about the photo's that much but it 'looks' pretty rough cutting.

It's just the camera angle.
I DID follow the joist center when I cut that out.
