Roofing costs

Any idea of reroofing costs per sq metre, for concrete tiles and also corrugated iron?
Also extra costs such as scaffolding, taking off the old stuff, building consent if required (changing tiles to iron) etc?
TIA

I just had my roof re-done, corrugated iron all up costs $11,000, 100sq ft house

Just built new house 230sm. Long run roof $13000 scaffold $5500.

Had my corrugated roof and spouting replaced about 2 years ago.
House is 120sqm, all hip style ends with multiple valleys and a change in pitch. Valleys, Gulleys, Hips, etc make a big difference to cost, as they're more time consuming and use more materials.
Quotes were around $11,000 for galv, and $13,500 for coloursteel (luckily it only ended up costing me $9,000 for coloursteel).

Thanks heaps :)

!0ft by 10ft is a tiny house, and that is a hell of a price for the roof on it!

OP, I do this everyday for a living. I f you have existing concrete tiles, the cheapest option is to go tile off tile on with the same battens. There are a few considerations here. How old the existing is and whether or not the new tiles are compatible with the batten spacing. Personally I wouldn't have a concrete tile roof if you gave me one. Reroofing in longrun iron is the easiest for the installers so that is the way they will point you. Many old heavy weight roofs have significant sagging and if you want that removed there will be some additional timber and labour costs. The other problem is disposing of the old tiles. If they are in decent condition and are not painted, companies like Edwards and Hardy may want them but generally don't expect to get paid for them. If they are not any use to anyone, then you will have disposal costs which are not cheap given the weight involved. I'm not dead sure of the scaffold rates in the Tron but if it is edge protection only allow about $20-22 per lineal metre. roof costs depend on pitch and complexity of the design. Take a few quotes and to be safe, only use members of the roofing association of NZ. Getting companies who specialise in reroofing is the way to go otherwise you will be stuck behind all the new builds.

Was it genuine NZ Colorsteel or was that cheap imported crap from Asia that is packing up in only a few years?

OP, have you given up trying to find a rental and are looking to buy now?

golfdiver, thanks for your advice! :) The roofing question is regarding a house we got a builders check on recently (we were looking to buy) but we are planning to rent while we look around, possibly long term, coz don't want to rush into buying in this market. Also considering building one day. It all depends on what comes up really. But we have sold our place so needing to move out end of the month in any case. Pity there's no short-term rental type market (except holiday homes $ per night) for a few months. Well hopefully we can find something that we can settle into for a decent time while we save up.

What about trying to rent houses that are on the market?

Genuine NZ Colorsteel (saw the paperwork and have the warranty filed away somewhere).
Long story short, labour and materials were at mates rates, and job was done during their Christmas holidays.

Ok, just wondering how you managed to reduce the cost by that much considering the margins in roofing are so low. As it was done in the Xmas holidays, I take it there was no scaffold too?
